Costs
- Water and electricity deposit (Dhs.2,000 for villas, Dhs.1,000 for apartments) paid directly to Dubai Electricity & Water Authority (DEWA) and fully refundable on cancellation of the lease.
- If your accommodation is in an area that uses district cooling, you will need to pay a deposit to the cooling company (usually Palm District Cooling, palmutilities.com). The deposit amount varies depending on the size and location of the property.
- Real estate commission is around 5% of annual rent and is a one-off payment.
- Maintenance charges vary, but could be around 5% of annual rent, and are sometimes included.
- A housing fee of 5% of your yearly rent is charged through your DEWA bill, spread across 12 months.
