Al Azaiba

Al Azaiba merges with Al Ghubbrah to the east and As Seeb to the west and is mostly a residential area but is fast becoming a business district.

Best Points

The beautiful long stretch of beach is a big plus.

Worst Points

There are not many shops or amenities. This is changing however because of its growing popularity.

Accommodation

Large villas on the beach are sought after and prices are very steep. Old and new villas are available with gardens or paved areas and maid’s accommodation. Some landlords can smell a naive expat a mile away and may quote you an inflated price if they think you don’t know better, so do some price comparisons before you agree to anything.

Shopping & Amenities

There are plenty of shops in neighbouring areas to keep you in stock of everything, but nothing of note locally apart from a few large car dealerships and service centres which line the road parallel to the highway, and the Al Safeer supermarket. The TSC supermarket is nearby as well as the recently opened Al Fair, both located on November 18 Street.

Entertainment & Leisure

Endless sandy beaches will keep you busy outdoors. There is not much in the way of dining or nightlife in the area, but it is a short drive to some great restaurants in neighbouring areas.

Healthcare

There are no clinics or hospitals to speak of in the area, although you’ll find plenty of medical facilities a short drive away.

Education

Nurseries are popping up all over the place.

Traffic & Parking

Al Azaiba is mostly a residential area, so you won’t face too much frustration on the roads. Parking is easy to find. However, there is ongoing construction which might lead to diversions and occasional delays.

Safety & Annoyances

Lurking youths ‘hanging out’ and stray dogs roaming around are the two main annoyances, but as long as you pick your neighbourhood carefully you should be fine. Stray dogs are usually dealt with by the ROP.
