Before buying a home, expats will need to provide visas, work permits and proof of residency. Buying a property is a serious, long-term commitment and it is essential that you find a trustworthy agent. It is highly advised that you demand to see the following documents before committing to a purchase: Land Use Right Certificate, Project Planning Permit, Land Use Planning Permit and Building Work Certificate. Make sure you also have clear contact details and identification from the landlord. Once an agreement has been made, a sales contract must be signed by both parties and presented to the District Property Exchange Centre to transfer the title and deeds. A stamped and signed sales contract is needed to apply for a mortgage. Money transfers can be made from an overseas bank account directly into the seller’s account or you can wire money into your own local bank and exchange it into local currency before handing it over.
