Negotiating The Lease
Bargaining is common in China and the practice doesn’t stop when it comes to accommodation. Most landlords are willing to negotiate on the terms of the lease, whether it is lowering the rent rate, shortening the contract period or throwing in a few extra pieces of furniture. It is usual for a landlord and prospective tenant to spend at least an hour discussing the contract terms before a deal is signed. Standard lease agreements last for a year, although extending the contract period to two years or even 18 months can significantly lower your rent. Payment is typically made in cash, directly to the landlord two or three months in advance. Gas, electricity, water and phone bills can be paid at any bank branch and are usually the responsibility of the tenant. Most mid to high-end apartments are serviced by wuye (maintenance men), who can be called out to do general repairs. Make sure you check with your landlord if this service is included in your contract before signing.
